Akufo-Addo Gov’t’s Subsidized Offerings Affordable Housing Units’ Fixed Prices Range from $14,000 to $42,000

The Akufo-Addo government is embarking on the construction of 8,000 affordable housing units with varying price ranges. The cost of these units, which are designed to cater to different needs, ranges from just under $14,000 to slightly over $42,000.

The most economical option is a studio house spanning 32 square meters, priced at $13,800. For a one-bedroom house covering 48 square meters, the cost is set at $20,700. Meanwhile, two-bedroom residences spanning 80 square meters and three-bedroom homes spanning 100 square meters are priced at $34,500 and $42,550 respectively. These prices are not subject to change.

To ensure affordability, the government has subsidized the housing costs by providing land and on-site infrastructure, effectively transferring the subsidy benefits to buyers. The Ministry of Works and Housing has collaborated with developers to establish these fixed price ceilings. Developers are not allowed to exceed these ceilings but are permitted to sell below them.

Minister Francis Asenso-Boakye, responsible for Works and Housing, reiterated the government’s commitment to completing ongoing housing projects. This includes initiatives from previous administrations like the Saglemi project. He emphasized that the government is actively working on the Saglemi, Borteyman, and Asokore Mampong projects to protect public funds.

For the new Pokuase Housing project under the National Affordable Housing Programme, the private sector will take charge of constructing all 8,000 housing units. This approach helps reduce the financial burden on taxpayers. The government’s role focuses on providing land and essential public infrastructure, encompassing roads, water supply, electricity, drainage systems, sewage facilities, schools, sports facilities, and commercial centers. This approach aims to ensure suitable living conditions and enhance the well-being of the entire community.

President Akufo-Addo, while inaugurating the Pokuase Housing project, explained the decision to initiate a new project instead of completing the stalled Saglemi project from the previous administration. Completing the Saglemi Housing Project would have incurred additional government debt. He acknowledged delays and setbacks in the Saglemi project, with issues related to scope and expenses being referred to the Ghana Police Service for investigation and legal proceedings.

To finish the Saglemi project, the government requires an extra $46 million for infrastructural work such as water, electricity, and drainage to address flooding concerns. An additional $68 million is needed to complete the buildings and essential on-site infrastructure, including waste holding bays, sewage treatment plants, schools, clinics, and shops.

Considering the project’s evaluation, location, and viability, the cabinet directed Minister Francis Asenso-Boakye to explore involving the private sector to complete the Saglemi housing project at its current value without incurring further costs for the government.
